To generate the best listing price possible, I will use a Competitive Market Analysis (CMA) available through the Multiple Listing Service to estimate a property value based on recent activity of buyers and sellers for surrounding areas.
 
Getting You and Your Home Ready

Before marketing or showing your home we will need to:

  • mentally prepare you for the home selling process…let me help to lower stress.
  • de-personalize your house, so the buyer can envision themselves living there
  • fixing the exterior including the landscape, front door, and backyard
  • fixing the interior including repairs to the plumbing and fixtures, painting, wall paper and paneling, carpet and flooring, doors and windows, appliances and pet and smoke odors
  • cleaning the interior including the kitchen, bathrooms, living and dining areas, family rooms, bedrooms, and closets…everything should be spotless!
  • develop a plan for securing your pets for showings

Marketing

To attract potential buyers, I will:

  • hire a professional photographer to accurately depict your home's property, interior and exterior on the Internet, which will be entered in the to the MLS database for display as pictures and a virtual tours on www.austinhomesearch.com and realtor.com
  • advertise your home in the most widely read print publications such as The Austin American Statesman, Lake Travis View, and many other magazines that are appropriate for showing your home
  • create postcards for distribution to the surrounding areas, neighbors, and businesses
  • create a color brochure for distribution at your home
  • create a featured listing section on my website
  • place a yard display sign on your property if allowed by your neighborhood
  • be present with every prospective buyer for showings if you do not want to use a lock box

Closing

During the closing process, I will:

  • be present to represent you in negotiations
  • coordinate inspections
  • review all documents
  • schedule repairs
  • collaborate with the appraiser using comparable sales information

I will work closely with the Title Company to review closing statements and documents.
